Last year saw Tokai buyers invest a whopping R187 840 000 in sales of freestanding homes (according to Propstats). There were 59 sales in total with an average selling price of R3,183,728. Interesting to note that the number of sales was slightly down on 2013 which saw 67 sales for a total of R180 619 000 with a lower average of R2 695 805.
Some took longer to sell than expected bringing the average number of days on market up to 37.
The highest price achieved was for 3 Victoria Road at R8 900 000, followed by 9A Pine Road for R5 650 000. In fact Tokai reached new heights with five properties having sold for more than R5 million.

The Tokai Property Snapshot of activity over the past four months compared to the same period last year, shows that the number of sales is down 60% and yet the average selling price has increased by 18%. But don’t get too excited – two high value property sales have skewed the figure into this ‘optimistic’ range. Interestingly the number of days on market has more than halved but with a similar differential between asking and selling price. The lesson here remains, do not overprice your house, even in a Seller’s Market.
Forest Glade is by far the best performing area in terms of R/m² – more than double the rest of Tokai. Imagine if it were turned into a full security estate, the values would sky-rocket!
Sustained high buyer demand looks to be cooling off, however. It seems that the effect of strikes, rising inflation, a couple of interest rate hikes, unfriendly bank managers and a general lack of confidence in the political arena has put a dampener on buyer activity.
What does this mean? There is a perfect storm brewing, low stock with lots of buyers still targeting Tokai. Be quick, sell now, before economic pressures force people to sell their houses and it swings back to a buyers market.

If you take a look at the attached report which covers all property sales in your neighbourhood since January this year, you will see there have been a total of 29 confirmed sales to date with buyers having spent a whopping R84,750,000 compared to the same period last year which saw 31 sales realising R81,442,000.
When making further comparisons with last year’s data for the same period (not shown in the report) two things strike me most:
~ In 2013 the average number of days on market was 66.48 and in 2014 the average so far is only 39.62.
~ The difference between asking price and sale price in 2013 was -9.91% and in 2014 it is around -6.18%.
Convincing evidence that we are solidly in a seller’s market! There is not a lot for sale and buyers are in a weaker position to negotiate because choices are limited. As a result what is available sells quickly and much closer to asking price than usual.
To illustrate this further my last sale in Tokai was concluded in late April – it generated 68 buyer enquiries in just two weeks and sold for over the asking price, such is the pent-up demand for houses in the area.
